AC Maintenance Checklist: What Homeowners Can Do and What a Tune Up Includes
Your air conditioner works hard through long Oklahoma summers. Like a vehicle, it needs regular care to run well and last. A little maintenance goes a long way toward lower bills, fewer breakdowns, and a longer system life.
What homeowners can do
Monthly
Check the air filter and replace it when dirty
Make sure vents and return grilles are open and not blocked by furniture
Every few months during cooling season
Flush the condensate drain line with about a quarter cup of white vinegar
Check that water is draining outside where the line ends
Seasonally
Clear leaves, grass clippings, and debris from around the outdoor unit
Keep shrubs trimmed back at least two feet from the condenser
Gently rinse the outdoor coil with a garden hose (power off first, no pressure washers)
Test your system in early spring before the first hot day
Replace thermostat batteries
Test carbon monoxide and smoke detectors
What a professional tune up includes
A Red Rock Mechanical tune up is a thorough inspection and cleaning that typically includes:
Checking refrigerant pressures and temperatures
Testing capacitors, contactors, and electrical connections
Measuring motor amp draw
Inspecting and cleaning the outdoor coil
Inspecting the indoor coil and blower
Clearing and testing the condensate drain and safety switch
Checking thermostat operation and calibration
Checking airflow and the temperature difference across the coil
Lubricating moving parts where needed
Inspecting ductwork connections we can access
A written report of anything we find
How often should I get my AC serviced?
We recommend having your cooling system serviced once a year, ideally in the spring before the heat arrives. If you have a heat pump or a gas furnace, a second visit in the fall for heating is a good idea. Heat pumps run in both seasons and benefit from twice yearly service.
Why it is worth it
Regular maintenance can help catch small issues like a weak capacitor before they leave you without cooling on a 100 degree weekend. Many equipment manufacturers also expect regular maintenance to keep warranties in good standing.
